VILLA ALVOR LOCAL ACCOMMODATION POLICIES AND RULES
1 - Check-in and Identity Verification
It is MANDATORY to send an identification document (ID card, Citizen Card or Passport) in advance for all guests over 18 years of age.
Check-in will only be carried out after identity verification and written acceptance of the terms of responsibility.
2 - Damage and Property Condition Log
Photographic and video documentation of the property will be taken before and after each stay.
The guest must confirm in writing (via email, platform message or private message) that the property is in perfect condition upon arrival.
Damage not reported at check-in will be considered the guest's responsibility.
3 - Complaints Policy
All complaints must be made IMMEDIATELY after check-in (within a maximum of 2 hours).
After this period, it is assumed that everything is in order and retroactive claims will not be accepted.
Claims must be accompanied by clear photos and/or videos proving the problem.
Generic claims or claims without objective evidence will not be accepted.
4 - Security and Deposit Policy
The owners reserve the right to require a deposit, which will be refunded up to 7 days after check-out, after inspection.
Damage, excessive dirt, or violation of the rules will result in the total or partial retention of the deposit.
5 - Rules for Using the Property
It is expressly forbidden to:
Hold unauthorized parties or events.
Exceed the declared number of guests.
Use the property for illicit or unagreed purposes.
Failure to comply will result in immediate termination of the contract without refund.
6 - Check-out and Final Inspection
Check-out must be done at the agreed time. Delays may result in an additional charge.
Guests must leave the property in a reasonably clean and tidy condition.
An immediate inspection will be carried out after departure, with photographic documentation.
7 - Complaints
All interactions must be made through the official platform or by contacting the owner directly via message or email.
In case of attempted fraud (e.g., using old photos or photos of other properties to file a complaint), the owner reserves the right to take legal action.
The owner maintains a detailed record (photos and videos) of the property's condition before each stay.
8 - Communication with the Guest
All rules are clearly described in the listing, the contract, and/or sent to the guest via message before arrival.
The guest must confirm that they have read and accepted the terms in their entirety.
SAFETY POLICIES FOR PROPERTIES WITH POOLS
1 - General Rules for Pool Use
The pool is available for use between [specify times, e.g., 8:00 AM - 8:00 PM].
It is strictly prohibited to:
Swim alone (accompanying adults is always recommended);
Running or playing dangerously around the pool;
Using the pool under the influence of alcohol or drugs;
Breaking or damaging safety equipment (e.g., fence, alarm).
2 - Responsibility for Minors
Children must be constantly supervised by a responsible adult.
Children under 12 years of age may only access the pool area accompanied by an adult.
The owner is not responsible for accidents resulting from lack of adequate supervision.
3 - Mandatory Safety Equipment
The property provides:

An information leaflet with usage rules (in Portuguese and English) will be provided.
The guest must agree in writing to the usage rules.
5 - Limitations of Liability
The owner is not responsible for:
Accidents resulting from negligent use of the pool.

Damage caused by violation of safety rules.

RULES FOR PETS
1 - General Conditions of Stay
Maximum number of animals allowed: 2
Types of animals allowed: Only dogs and cats (other animals must be authorized beforehand).
Additional cleaning fee €30 per animal (non-refundable).
2 - Areas Restricted to Animals
Access for animals is expressly prohibited in the following areas:
Beds, sofas, mattresses or any upholstered furniture;
Wooden or upholstered chairs;
Pool area.
It is recommended that animals remain in areas with easy-to-clean flooring.
3 - Behavior and Supervision
Animals cannot be left alone on the property without supervision, unless they are confined to a suitable carrier or crate.
In case of excessive barking or disruptive behavior (complaints from neighbors), the owner reserves the right to intervene or terminate the stay without refund.
The guest is fully responsible for any damage caused by the animal (bites, scratches, dirt, etc.).
4 - Cleaning and Damage
The guest must immediately pick up the animal's waste in outdoor areas.
Damage caused by the animal (e.g., scratches on doors, chewed furniture, stains on carpets) will be charged in full to the guest, based on a repair estimate.
If the animal causes excessive dirt (e.g., hair, odors), an additional cleaning fee may be charged.
5 - Safety and Health
The animal must be properly vaccinated and microchipped.
The use of a collar and leash is mandatory in common outdoor areas.
The owner is not responsible for accidents, escapes, or illnesses of the animal.
6 - Check-out and Final Inspection
Before check-out, the guest must ensure that the area used by the animal is clean and undamaged.
A specific inspection will be carried out to check for damage or soiling related to the animal.
The security deposit (if applicable) will only be returned after confirmation that there is no damage attributable to the animal.
RULES FOR USING ENERGY, WATER AND EQUIPMENT
1 - Responsible Use of Electricity and Equipment
Air Conditioning/Heating:
It should only be used when necessary and at appropriate temperatures (recommended: 20-24°C).
It is forbidden to leave the air conditioning or heating on with windows/doors open or in the absence of guests.
Lights, Televisions and Appliances:
Turn off all equipment when not in use, especially when leaving the property.
Avoid unnecessary use of high-consumption appliances (e.g., dishwasher, dryer).
2 - Water Consumption
Use water consciously:
Close taps tightly after use.
Avoid excessively long showers or waste (e.g., leaving water running unnecessarily).
Report water leaks or faulty taps immediately.
3 - Monitoring and Consumption Limits
The property has energy and water meters that are recorded before and after each stay.
A reasonable consumption limit is established for the stay, based on the number of guests and the duration of the reservation.
Consumption exceeding expectations (e.g., excessive use of air conditioning, lights always on, wasted water) will be considered negligent use and subject to penalties.
4 - Penalties for Excessive Consumption
If electricity or water consumption significantly exceeds the historical average for similar stays:
The excess amount will be charged to the guest (based on local rates).
In serious cases, the security deposit (if applicable) may be retained in whole or in part to cover these costs.
Damage caused by improper use of equipment (e.g., air conditioning damaged due to misuse) will be repaired at the guest's expense.
5 - Check-out and Final Verification
Before departure, please ensure that:
All equipment is switched off.
Taps and showers are closed.
Windows and doors are closed to prevent energy loss.
Consumption will be verified after check-out, and any charges will be communicated within 7 days of departure.
TERMS OF RESPONSIBILITY AND ACCEPTANCE OF RULES
By accepting this document, I declare that I have read and understood all the accommodation rules available in the listing, the house manual, and this document.
I agree to fully comply with all conditions during my stay.
I am aware that non-compliance may result in penalties, retention of the security deposit (if applicable), or immediate termination of the stay without refund.
Specific Rules:
I commit to leaving the property in reasonably clean and well-maintained condition;
I will immediately report any damage or defects detected at check-in;
I will not hold parties, unauthorized events, or illegal activities on the property.
Pool Use:
I accept that the use of the pool is at my own risk;
I will constantly supervise all children under my responsibility;
I will respect the schedules and safety rules (e.g., not swimming alone, not running);
I am aware that the owner is not responsible for accidents resulting from negligent use.
Pets:
My pet will not have access to beds, sofas, or upholstered furniture;
I will pay for any damage or extra cleaning caused by the pet;
I will not leave the pet alone in the property unsupervised;
I will collect all waste in outdoor areas.
Energy and Water Awareness:
I will use air conditioning/heating only when necessary and with windows/doors closed;
I will turn off lights, TV, and equipment when not in use;
I will avoid wasting water (e.g., excessively long showers);
I accept that above-average consumption may result in the retention of the security deposit.
Security Deposit and Penalties:
I authorize the owner to retain all or part of the security deposit (if applicable) in case of:
Damage to the property or furniture;
Serious violation of the rules (e.g., parties, overcrowding);
Excessive energy or water consumption;
Damage caused by unreported pets.
Legislation and Jurisdiction:
This agreement is governed by Portuguese law;
In case of dispute, the parties elect the court of the district of Portimão as the competent court.
